Blue Mountains Retirement Village has no religious or political affiliations. We are wholly owned by ourselves. Blue Mountains Retirement Village is a member of the Aged and Community Care Providers Association, ACCPA.
Is the Village a ‘for profit’ or a ‘Non-for-Profit’ Village?
The Blue Mountains Retirement Village has always been a Non-for-Profit Charity organisation that offers affordable housing in the Blue Mountains for retirees. We are registered with the Australian Charities and Not-for-Profit Commission, ACNC.

Our staff can answer your queries, but we also encourage you to obtain financial and legal advice about your decision, as well as having a meeting with Centrelink to discuss your assets and what will and won't affect your pension and/or rental assistance, if you receive any.

What does Blue Mountains Retirement Village have to offer?
We are a not-for-profit Retirement Village and wholly owned by ourselves. We are run by a Board of Directors who are voluntary and have only the best interests of the village front of mind in all decision making.
All decisions are transparent and we have monthly Board Meetings to ensure the Village is run smoothly and efficiently. Residents are kept in the loop continually with Resident Meetings throughout the year and a monthly newsletter.
The Village has a Recreation Room and this is where many events are held on a weekly basis. Catch up with friends, family, relax by the fire with a good book, play a game of pool or use the space to host your own event or gathering.
There is also peace of mind knowing that a hospital is right next door and the convenience of both Katoomba or Leura shops, cafés, entertainment, train and bus services are nearby.

Can I have pets?
No, our Village has a No-Pet Policy, unless your pet is a registered assistance animal for health reasons.
What Age must I be?
The Retirement Villages Act requires a resident to be aged over 55 years.
Will I have to pay a Deposit?
Yes, we do ask for a 5% deposit, however, this can be negotiated, depending on each individual circumstance.
What if I need to sell my current home first?
Upon paying your deposit, this can hold your unit for two-months with this also being negotiable depending on each individual circumstance. We do our best to work to your timeline without placing any further stress on you as we know moving at any stage of life can be very daunting and stressful.
What type of contract do I sign?
When you choose to move into the Blue Mountains Retirement Village, you will sign a Retirement Village Contract as a Non-Registered Interest Holder. This entitles you to the uninterrupted occupation of your home with the bonus of not having to pay stamp duty. You have legal protection under the Retirement Villages Act of NSW.
Is there a Cooling off period?
Once you have signed the village contract, a seven-business day cooling off period will generally apply, if you change your mind.
How much is the Incoming Contribution/Entry Fee?
For the current 2022/2023FY, our incoming Contributions range from $160,000 for a studio unit, $215,000 for a one-bedroom unit up to $400,000 for a two-bedroom unit.
How much is the Recurrent Charges/Maintenance Fee and what does it cover?
Variations in recurrent charges/maintenance fees are varied for the new financial year, 1 July and are linked to a fixed formula which is an increase to CPI. Previous increases are not necessarily an indication of future increases.

What are the Standard Fees and Charges?
Blue Mountains Village Ltd has a one-off entry fee, excluding the maintenance levy. There are no strata levies or capital gains. Should you wish to rent a carport or a garage space these are available at $10.00pw or $20.00pw for the current 2022/2023FY. Our units do not come with garages/carports attached and are all rented separately.
Does Blue Mountains Retirement Village have a settling in period?
Yes, under the terms of the Retirement Villages Act, Blue Mountains Retirement Village offers you a three-month settling in period to allow you plenty of time to adjust to your new Village lifestyle. Please ask our staff for more details.
What are the Exit Fees?
Our departure fees are as per the Retirement Villages Act of NSW. This is based at 5% per year of your incoming contribution/entry fee for up to six years, therefore 30% being the maximum if you were to live in the Village for six or more years. Please ask staff for more details.
When I vacate a unit, do I get capital growth?
No, as a non-registered interest holder, you name is not listed on any title deeds and the unit stays in the Blue Mountains Retirement Villages ownership.
Can I do any Gardening?
We encourage our residents to continue to garden if they wish to, residents are permitted to maintain the garden area immediately surrounding their unit if they so desire, but must advise Management of any major pruning or additions to the garden that they wish to do. If, at some later stage, the garden becomes too onerous a task for the resident, the Blue Mountains Retirement Village garden crew will take of the care of it.
What are some of the social events at Blue Mountains Retirement Village?
Blue Mountains Retirement Village has a range of activities occurring that you can choose to be involved in or not. There are regular bus outings, exercise classes, monthly Happy Hour, book/reading group, indoor bowls, line dancing, movie screenings and a weekly coffee and chat morning.
What medical facilities are available?
Blue Mountains Retirement Village is an independent living Retirement Village, we have no medical or aged care facilities on site. It is yours and your family’s responsibility to arrange any Aged Care Package that you may be entitled to.

Can I have overnight visitors or short term stay guests?
Visitors are always welcome and residents may always accommodate guests for a short stay, however, we do have a Visitors Unit on site for rent at a cost of $50.00 per night. Please ask the staff for more details.
Residents may permit any visitor or guest to reside in their unit for a short period of time. However, a guest is not permitted to remain for long periods of time without the General Manager’s Approval. Any such consent, if given may be withdrawn by the General Manager at any time thereafter.

How do I apply for a unit in the Village?
Once you have been into the Village and inspected the available units, if there is one that you like, you then need to fill in an Application for Residency Form. Once this form is submitted, it will be discussed at the next Board meeting.
After the Board Meeting has been held, an interview will be organised and will include two Board members, a staff member and yourself. You are able to bring a family member or friend along with you if you wish. This is not an interview to be stressed about, it is just an opportunity for us to ask you a few questions ensuring this is the right move for you. It is as much an opportunity for you to ask us as many questions or queries you have.
Once your application has been accepted, you will be asked to pay the holding deposit of 5%. This enables you to arrange your affairs without the worry of losing the unit. Your holding deposit is refundable at any time upon request.

Does a prospective resident have to supply a medical certificate or report to certify her/his ability to live independently?
Yes, a medical report and proof of identity need to be provided with your application for residency form. Only Management will have access to these documents.
What type of transport is available to residents?
Blue Mountains Retirement Village does not have a Village Bus. The local Blue Mountains Bus Company runs all over the mountains with the closest bus stop being at the hospital. Timetables and information may be obtained from their website.

If a resident leaves the Village for any reason, how long do any of the recurrent charges/maintenance fees to apply?
The recurrent charges will continue to be charged for 42 days after the date the unit is vacated.
There are no other charges initiated by the organisation that would be ongoing following an official vacation by a resident.

Can a resident move or be moved from one part of the Village to another and, if so, under what circumstances.
A resident may generally only be moved at the express wish of the resident concerned. For example, a resident may change from a large to a small unit according to their changing needs.
Are any of the following charges decreased on departure or death of a spouse or cohabitant of a unit, or increased by any additional occupant?
Charges are levied against the unit rather than the individual and consequently a reduction or an approved increase in the number of inhabitants has no bearing on any charge made.
What trustees (if any) are appointed by the management and what are their responsibilities?
Blue Mountains Retirement Village operates under the terms of a Trust Deed and is administered by a voluntary Board of Directors. The Directors do not receive any form of remuneration or benefit thus residents do not contribute to the costs of the trustees or directors.
Is there a waiting list?
Yes, we have waiting lists for each size unit we have. It costs nothing to go onto our waiting list and it is great to put your name on the list so we can continue to contact you when ones becomes available. Even if you are not quite ready to downsize just yet, you can decline a unit as many times as you want before the right ones becomes available for you or until the timing is right.
