About Fees
Will I have to pay a deposit?
Yes, we do ask for a 5% deposit, however, this can be negotiated, depending on each individual circumstance.
What if I need to sell my current home first?
Upon paying your deposit, this can hold your unit for two-months with this also being negotiable depending on each individual circumstance.

What type of contract do I sign?
When you choose to move into the Blue Mountains Retirement Village, you will sign a Retirement Village Contract as a Non-Registered Interest Holder. This entitles you to the uninterrupted occupation of your home with the bonus of not having to pay stamp duty. You have legal protection under the Retirement Villages Act of NSW.
Is there a cooling off period?
Once you have signed the village contract, a seven-business day cooling off period will generally apply, if you change your mind.
How much is the incoming contribution/entry fee?
For the current 2023/2024FY, our incoming Contributions range from $160,000 for a studio unit, $240,000 for a one-bedroom unit up to $425,000 for a two-bedroom unit.
How much is the recurrent charges/maintenance fee and what does it cover?
For the current 2023/2024FY, our maintenance fees range between $190.00 for a studio unit to $205.00 for a two-bedroom unit per week. This fee covers your provided heating, water, village operations, common area gardening, maintenance, building insurance and council rates.
How are the recurrent charges/maintenance fee variations calculated?
Variations in recurrent charges/maintenance fees are varied for the new financial year, 1 July and are linked to a fixed formula which is an increase to CPI. Previous increases are not necessarily an indication of future increases.
What are the standard fees and charges?
Blue Mountains Village Ltd has a one-off entry fee, excluding the maintenance levy. There are no strata levies or capital gains. Should you wish to rent a carport or a garage space these are available at $20.00pw or $30.00pw for the current 2023/2024FY. Our units do not come with garages/carports attached and are all rented separately.
Does Blue Mountains Village have a settling in period?
Yes, under the terms of the Retirement Villages Act, Blue Mountains Retirement Village offers you a three-month settling in period to allow you plenty of time to adjust to your new Village lifestyle. Please ask our staff for more details.
What are the exit fees?
Our departure fees are as per the Retirement Villages Act of NSW. This is based at 5% per year of your incoming contribution/entry fee for up to six years, therefore 30% being the maximum if you were to live in the Village for six or more years. Please ask the management team for more details.
When I vacate a unit, do I get capital growth?
No, as a non-registered interest holder, your name is not listed on any title deeds and the unit stays in the Blue Mountains Retirement Villages ownership.
